
“I self-manage to save the fee.” I’ve heard some version of this from dozens of Bend landlords, and I understand the appeal. No middleman, no monthly percentage coming off the top. It feels like the fee simply disappeared.
It didn’t disappear. It got paid in a different currency, by you, and most landlords never actually total up the bill.
The first currency is your time. The second is risk. Both are real costs. Neither shows up on a bank statement, which is exactly why this math gets ignored.
Self-managing a Bend rental, even a well-behaved one, runs five to ten hours a month when things are calm and considerably more during a vacancy or a maintenance issue. Marketing the listing, fielding calls, screening applicants, coordinating repairs, handling the occasional 9pm text about a broken garbage disposal.
Price that time at even fifty dollars an hour and seven hours a month is $350, which is already close to or above the management fee you were trying to avoid. The fee didn’t go away. You just started paying yourself in unpaid labor instead of paying someone else in dollars, and most people never run that comparison honestly.
This is the part that concerns me more than the time math. Oregon’s landlord-tenant law is detailed, frequently updated, and strictly enforced procedurally. A wrong notice type, a missed delivery requirement, a rent increase given with 89 days notice instead of 90, any of these can cost you a court case or a financial penalty.
When you self-manage, you’ve taken on the legal role of a property manager without the training, the documentation systems, or the liability insurance that licensed managers carry. You’re doing the job. You just don’t have the protections that normally come with doing it professionally.
I’m not saying this to scare anyone. I’m saying it because I think most self-managing landlords genuinely don’t realize they’ve assumed this risk, because nobody framed it to them that way. They think they’re saving money. They’re actually self-insuring against a risk they may not even know exists.
Some landlords are well suited to it. They live close to the property, they have time, they’re current on Oregon law, and they genuinely don’t mind the work. For them, self-managing can be the right call, made with full information.
My argument is narrower than “you should hire a manager.” It’s that “I’m saving the fee” is the wrong way to describe what’s actually happening. You’re not saving the fee. You’re paying it in hours and risk instead of dollars. Whether that trade is worth it for you is a real question. But it’s only a fair question if you’re honest about what’s actually on both sides of it.
